Disclaimers – Pullen Real Estate (hereinafter ‘PRE’) is the booking agent acting on behalf of independent property owners (hereinafter the ‘Property Owner’), providing a marketing and booking service in respect of the property (hereinafter the ‘Property’) listed by the Property Owner on our ‘For Rent’ page. PRE does not purport to provide any other service beyond this to either the Property Owner or the rental client. – PRE offers no warranty or guarantees in respect of individual properties and all property descriptions and photographs have been approved by the Property Owners as accurate. – PRE is not responsible for management and maintenance of the Property, which is the sole responsibility of the Property Owner or his/her representative. – Any dispute or complaints must be communicated directly to the Property Owner or his representative. PRE will attempt to assist both parties to the best of its ability to resolve any complaints amicable but ultimate responsibilities lie between the rental client and the Property Owner to resolve the dispute. 1. Reservations 1.1 A reservation may be made by completing the reservation form below and emailing it back to us. 1.2 PRE will forward the reservation form to the Property Owner. Once the Property Owner has confirmed the booking, PRE will send the rental client the Rental Agreement (please see clause 2 below) 1.3 The booking is not confirmed until PRE has received the signed Rental Agreement, and the deposit payment in accordance with the terms herein and the Rental Agreement. 2. Rental Agreement 2.1 The Rental Agreement is made directly between the rental client and the Property Owner. A copy of the standard agreement is attached below (Annexe 1). The Rental Agreement is a legally binding document; please read the rental client carefully before signing 2.2 The Rental agreement is for the temporary rental of the Property by the Property Owner to the rental client who must be over the age of 21 years. 2.3 PRE is authorised by the Property Owner to sign the Rental Agreement on behalf of the Property Owner. 3. Deposit and Balance 3.1 A deposit of 30% is payable at the time the Rental Agreement is signed and returned to PRE. This amount will be deducted from the final balance. 3.2 The final balance is due 6 weeks prior to the rental start date as set out in the Rental Agreement. 3.3 The total rent will be payable at the time of booking if the reservation is made less than 6 weeks from the rental start date. 3.4 All payments can be made by bank transfer or PayPal. 4.
