Moving from the U.S. to France could have been an extremely stressful experience, but thanks to Richard and Chitra, the selection and purchase process was about as painless as it could have been. If you are looking to purchase a property in this part of France then look no further than Pullen Immobillier. Richard and Chitra are ‘simply the best’ combining their knowledge and expertise to give a unique property buying experience. We came across Pullen by chance, after viewing a property in another village marketed by a different agent and which we were not 100% sure was for us, we began our usual scrolling through a property search engine. A property that didn’t tick any of our boxes except one (sunny outside space) somehow caught our eye. Two days later we viewed it with Richard (down to us wanting a morning appointment). We were late after getting lost and Sat Nav taking us a longer route but Richard patiently waited for us. The viewing was really relaxed and not hurried, we wondered up and down making plans although neither of us had said we wanted to buy it. At no time did we feel we were under any pressure and that helped in making the viewing a pleasurable experience. Long story short – Next day we put our offer in, it was accepted and so began the easiest house purchase we have done and our first outside the UK (we have bought and sold many times). All the negatives we had read and been told about were turned into positives by Chitra, the lawyer part of the business. From viewing to getting our keys Richard and Chitra were beside us every step. They suggested a currency broker for deposit and balance payments (we have continued to use the broker), arranged appointment and accompanied to insurance office, got us an English speaking Notaire, accompanied and guided us through both signings. Chitra even took me to the bank to open an account weeks after our house completion. It is a huge advantage that they are fluent in the French language and have a vast knowledge of the area especially around the Canal du Midi. We are absolutely delighted with our house and have begun major renovations (never done this before) but know that if we need to source materials or Artisan services we can rely on help and advice being readily available from Richard and Chitra. “Late 2017 we came to the grand Narbonne region visiting some houses we selected on the web, through different real estate agencies, to fulfill a dream we have been cherishing since many years. Richard showed us the house we were looking for: a well-conserved maison de maître, built in 1865, positioned in a village on the Aude River, a few kilometers far from Narbonne and – it was our target as well – at walking distance from the Canal du Midi. “In a time period of almost a year, we have visited over 40 houses. But we didn’t meet a real estate agent like Richard. He was for sure the only one who made sure we took our time while visiting the house and knew a great deal about the property. He understood that it’s isn’t a loaf of bread you’re buying and he made sure we were well informed. He did not only tell you the pros of the house, but also didn’t hesitate to inform you about the cons, which really set us at ease. In the end you wish to be well informed. Once we decided on the property, both Chitra and Richard informed us about the buying process in France and put us in contact with their English speaking notaire. Never once we’ve had the feeling that we rushed into things. They made sure we took our time and felt happy during the buying process. Unfortunately our first bank bailed out at the end of the mortgage process due the size and state of the house. She went so much further then any real estate agency would ever go. Even once the house was ours, their services didn’t end. Furthermore, they managed to find us a really great and reliable builder for the renovation process of the house. “Four years ago I decided to buy a house in beautiful Languedoc Roussilon. With Richards help from PRE I found a bijou renovated townhouse in Moussan. Richard helped me with all the pre and post sale complexities with the owner and made the process easy for me given the language issues. PRE offices are situated close to Narbonne which makes ease of visits etc. A few issues I had during my ownership were co-solved with PRE help e.g. with pool etc. When I decided to sell PRE stuck with me through the process , found a buyer and when this dissolved they then sourced another achieving me a good price in a difficult economic climate. With only months of research, brief correspondence via telephone and one short week to look, these Texans have found their dream home in the south of France. As a real estate broker myself, I am obviously knowledgable about the process already but I wanted to find someone in France that could explain French process to me and speak English. After months of research I discovered that the buying process and clear title is almost identical to the US ;careful consideration when buying over seas.
